This was easy for everyone involved.  The seller found himself in the position of being a landlord after purchasing this home for family to live in.  Once the home went vacant the owner really did not want to continue being a landlord so we were able to purchase the property and put 100% of the proceeds in his pocket converting this liability into an asset.
